REAL ESTATE Recent statistics for the real estate market in Williamsburg show a median sales price of $314,612 (down 10% from March ’07), and average sales price of $350,696 (down 9% from March ’07). The median price is the number where exactly half the homes in the marketplace sold for more than the median price and half of the homes sold for less than the median price. The average sales price is computed by adding all sales prices in the marketplace and dividing by the number of sales.
An even more inportant statistic is the number of homes that have sold in the Williamsburg marketplace. AMERICA'S BEGINNINGS Colonial Williamsburg is the city's historic district and consists of many buildings from 1699 to 1780. These buildings formed the capital for the colonial Virginia. The district is a major attraction and displays Colonial America with exhibits and dozens of authentic houses from the Revolutionary War. The district makes Williamsburg the centerpiece of the Historic Triangle of Virginia. Other points on the triangle are Jamestown and Yorktown. This is one of the most popular tourist destinations in the world. Residents may be able to catch glimpses of visiting royalties such as Jordan's King Hussein and England's Queen Elizabeth II. The district is next to the College of William and Mary, the nation's second-oldest university. ELEMENTARY AND SECONDARY EDUCATION Public grade schools in the city are operated by the Williamsburg-James City County Public Schools. The district enrolls about 9,000 students in 14 schools. Of the three high schools, Lafayette and Jamestown are considered as above average institutions. The third high school, Warhill, just opened in August 2007. One of the eight elementary schools, the James River Elementary School,, is a magnet school for the rare International Baccalaureate Primary Years Programme. The school system has been ranked among Virginia's top five school systems and is ranked in the nation's top 15% by Expansion Management Magazine.
